En effet, on y distingue deux types de <strong>commerces urbains<\/strong>\u00a0: l\u2019un tourn\u00e9 vers l\u2019international et l\u2019autre anim\u00e9 par une fr\u00e9quentation locale.<\/p>\n<p><strong><img decoding=\"async\" class=\"alignnone size-full wp-image-637\" src=\"https:\/\/groupeterrot.com\/wp-content\/uploads\/2019\/02\/Le-commerce-parisien-en-pleine-mutation.jpg\" alt=\"\" width=\"850\" height=\"454\" srcset=\"https:\/\/groupeterrot.com\/wp-content\/uploads\/2019\/02\/Le-commerce-parisien-en-pleine-mutation.jpg 850w, https:\/\/groupeterrot.com\/wp-content\/uploads\/2019\/02\/Le-commerce-parisien-en-pleine-mutation-300x160.jpg 300w, https:\/\/groupeterrot.com\/wp-content\/uploads\/2019\/02\/Le-commerce-parisien-en-pleine-mutation-768x410.jpg 768w\" sizes=\"(max-width: 850px) 100vw, 850px\" \/>Plusieurs quartiers parisiens sont en pleine transformation<\/strong>. La <em>r\u00e9novation du Forum des Halles<\/em> et la <em>r\u00e9ouverture prochaine du grand magasin haut de gamme La Samaritaine<\/em> ont attir\u00e9 de nombreux <strong>investissements commerciaux dans le quartier du Haut Marais<\/strong>. Le Marais, quant \u00e0 lui, continue son \u00e9volution et reste tr\u00e8s attractif ne se limitant plus au secteur de la mode. Les boutiques de proximit\u00e9 et les friperies disparaissent au profit de marques haut de gamme et internationales souhaitant profiter de ce quartier avant-gardiste et de son rayonnement touristique.<\/p>\n<p><strong>Les Champs-Elys\u00e9es, avec son afflux de pi\u00e9tons le plus important d\u2019Europe<\/strong> et la grande diversification de son offre (boutiques de luxe, magasins \u00ab\u00a0mass-market\u00a0\u00bb, cin\u00e9ma, concessionnaires automobiles, etc.), attirent toujours les<strong> investisseurs immobiliers<\/strong> malgr\u00e9 l\u2019augmentation du prix du m\u00e8tre carr\u00e9. Plusieurs ouvertures sont pr\u00e9vues en 2018 et 2019 telles qu\u2019Apple, Chanel, Dior et les Galeries Lafayette.<\/p>\n<p>De mani\u00e8re g\u00e9n\u00e9rale, les<strong> flux touristiques ont un impact direct sur l\u2019immobilier commercial et les investisseurs<\/strong>. L\u2019ann\u00e9e 2016, marqu\u00e9e par une baisse du tourisme mondial, notamment des voyageurs chinois, a \u00e9galement vu une baisse du nombre d\u2019ouvertures de boutiques de luxe dans le monde.
