Avec une progression de 21% sur l\u2019ann\u00e9e et 148 618* r\u00e9servations de logements aupr\u00e8s de promoteurs, la r\u00e9ponse est oui.<br \/>\nLes raisons de cette dynamique : des taux d\u2019int\u00e9r\u00eats tr\u00e8s int\u00e9ressants pour les acheteurs et les dispositifs Pinel ou le PTZ qui soutiennent la demande.<br \/>\nDe leurs c\u00f4t\u00e9s, les r\u00e9servations paraissent \u00e9quilibr\u00e9es entre l\u2019investissement locatif qui repr\u00e9sente 61 300 logements et l\u2019accession \u00e0 la propri\u00e9t\u00e9, 55 300 logements.<br \/>\nAutre signe de stabilit\u00e9, la progression des prix reste mesur\u00e9e, avec une hausse de 2,5% sur un an, au niveau national. R\u00e9sultat, la croissance de la demande ne cr\u00e9e pas de bulle immobili\u00e8re avec le risque d\u2019explosion que cela sous-entend.<br \/>\nIl faut cependant nuancer les chiffres de 2016 au regard de deux \u00e9l\u00e9ments.<br \/>\nD\u2019une part, la forte croissance de la demande est en partie li\u00e9e au rattrapage du retard accumul\u00e9 pendant les ann\u00e9es 2013 et 2014, avec \u00e0 peine 100 000 logements par an par an r\u00e9serv\u00e9s.<br \/>\nD\u2019autre part, un d\u00e9calage existe par rapport aux besoins des acheteurs. Le gouvernement a lanc\u00e9 un objectif de 500 000 logements par an. Pour pr\u00e9server l\u2019\u00e9quilibre entre logement social, maisons individuelles et logements collectifs des promoteurs, les r\u00e9servations selon la FPI devraient d\u00e9passer 200 000 logements par an, contre 150 000 constat\u00e9es en 2016.<br \/>\nPar ailleurs, le stock de logements disponibles stagne malgr\u00e9 un nombre d\u2019autorisation de construction en progression. En cause, l\u2019augmentation des recours, l\u2019exc\u00e8s de normes, la difficult\u00e9 \u00e0 lib\u00e9rer du foncier disponible qui freinent la production immobili\u00e8re.<br \/>\nEn raison de la p\u00e9riode \u00e9lectorale et de l\u2019attentisme qui l\u2019accompagne, le premier semestre 2017 devrait donc \u00eatre moins anim\u00e9 dans les carnets de commande.<br \/>\n* Source F\u00e9d\u00e9ration des Promoteurs Immobiliers (FPI)<\/p>\n","protected":false},"excerpt":{"rendered":"<p>2016, une bonne ann\u00e9e pour le march\u00e9 immobilier du neuf ?
