Les prix sont en effet boost\u00e9s par une hausse de la demande utilisateurs, mais \u00e9galement des investissements.<\/p>\n<p>Le Groupement d\u2019Int\u00e9r\u00eat Economique ImmoStat, cr\u00e9\u00e9 par BNP Paribas Real Estate, CBRE, JLL et DTZ, vient \u00e0 ce titre de publier ses chiffres pour le premier trimestre 2017\u00a0: la demande de bureaux, \u00e0 la fois \u00e0 l\u2019achat et \u00e0 la location, a enregistr\u00e9 un bond de 27% par rapport \u00e0 la m\u00eame p\u00e9riode en 2016. Sur l\u2019ensemble de l\u2019ann\u00e9e 2016, la demande avait d\u00e9j\u00e0 enregistr\u00e9 une hausse de 7% par rapport \u00e0 2015.<\/p>\n<p>C\u00f4t\u00e9 investissements, si le volume avait l\u00e9g\u00e8rement baiss\u00e9 en 2016 par rapport \u00e0 2015, ImmoStat note une nette reprise au premier trimestre 2017\u00a0: le montant global s\u2019\u00e9l\u00e8ve \u00e0 2,3 milliards d\u2019euros, soit une hausse de 18% par rapport au premier trimestre de l\u2019ann\u00e9e derni\u00e8re.<\/p>\n<p>De plus en plus d\u2019investisseurs\u00a0fran\u00e7ais\u00a0et \u00e9trangers cherchent en effet \u00e0 <strong>investir dans l\u2019immobilier d\u2019entreprise<\/strong>, avec des moyens de plus en plus cons\u00e9quents, cette classe d\u2019actif rapportant plus aujourd\u2019hui que n\u2019importe quel autre placement s\u00e9curis\u00e9. De plus, un nombre croissant d\u2019utilisateurs cherche \u00e0 acqu\u00e9rir les murs qui permettent leur exploitation car le taux auquel ils empruntent reste tr\u00e8s faible, m\u00eame sur des longues dur\u00e9es.<\/p>\n<p>Au premier trimestre 2017, ImmoStat note ainsi une augmentation de 4% du prix moyen des bureaux achet\u00e9s en Ile-de-France avec ou sans op\u00e9ration de revalorisation.
